Premium Property Markets Show Signs of Stabilising as Buyer Demand Shifts

Australia’s property market is showing some interesting signs of change, with recent data suggesting that premium property markets may be beginning to stabilise while buyer activity in some more affordable, investor-heavy markets is weakening.

For property owners and buyers across Caloundra and the Sunshine Coast, the shift is worth watching closely. While conditions remain mixed, the latest market indicators reinforce an important point: not all property markets are moving in the same direction at the same time.

Buyer activity appears to be finding a floor

According to recent Ray White analysis, national open home attendance fell significantly during the first half of 2026, dropping from around 4.5 people per open home in January to approximately 2.0 by July.

More recently, however, the decline has started to level out, with national attendance edging back towards 2.2 people per open home.

This doesn’t mean buyer activity has returned to the stronger levels seen earlier in the year, but it does suggest that demand may be stabilising rather than continuing to deteriorate.

That distinction is important for sellers. A market with fewer buyers requires a different approach to pricing, presentation and marketing than the highly competitive conditions experienced during the stronger stages of the property cycle.

Premium markets are beginning to show signs of recovery

One of the more notable trends emerging from the latest data is the improvement in buyer engagement across several premium markets.

Sydney’s Eastern Suburbs, for example, has recorded a significant increase in open home attendance, while Melbourne’s Inner South and Inner East have also experienced stronger buyer engagement.

Ray White’s analysis suggests this may be partly because these markets have already experienced substantial price adjustments.

In August, several premium Sydney markets also recorded monthly price growth, including the Eastern Suburbs, North Sydney and Hornsby, while other areas including Ryde, the Inner West and Northern Beaches recorded gains of around 0.8 per cent.

While annual price declines remain significant in many of these areas, the combination of improving buyer attendance and firmer recent pricing is an encouraging early signal.

Affordable markets are facing a different set of conditions

At the other end of the market, some more affordable locations are experiencing a noticeable reduction in buyer activity.

Ray White’s analysis points to significant falls in open home attendance across a number of investor-heavy markets, including parts of Adelaide, Perth and Cairns.

One factor behind the changing conditions is investor demand.

With recent changes affecting the taxation treatment of residential property investment, established housing has become less attractive to some investors. This is particularly relevant in markets where investors account for a larger proportion of overall buyer demand.

The result is an increasingly segmented property market, where location, price point and buyer type are all playing a significant role in determining market performance.

What does this mean for the Sunshine Coast?

The Sunshine Coast property market cannot simply be assessed by looking at national averages.

Local conditions can vary considerably between suburbs, property types and price brackets.

In areas such as Caloundra, Kings Beach, Dicky Beach, Moffat Beach, Shelly Beach, Golden Beach and Pelican Waters, factors including proximity to the coastline, property quality, views, lifestyle appeal and scarcity can have a significant influence on buyer demand.

For premium coastal properties in particular, the buyer pool can look very different from that of more affordable investment-focused markets.

This makes local market knowledge increasingly important for both buyers and sellers.

Buyers may have more opportunity in premium markets

For buyers looking at higher-value property, the current environment could present opportunities that were less available during the peak of the recent property boom.

Where prices have already adjusted, increased buyer engagement can be an early indication that value is beginning to attract owner-occupiers back into the market.

However, buyers should still assess each property individually rather than assuming that the broader market trend applies to every suburb or property.

Factors such as recent comparable sales, property condition, land value, location and current competition remain critical.

Sellers need to focus on strategy, not just market headlines

For sellers, a changing market reinforces the importance of accurate pricing and strong property marketing.

When buyer numbers are lower, simply placing a property on the market and waiting for competition to emerge may not be enough.

The right strategy can include:

  • Pricing the property realistically from the outset
  • Presenting the property to its best advantage
  • Reaching the widest possible pool of qualified buyers
  • Creating competition where possible
  • Using professional photography and targeted digital marketing
  • Understanding current comparable sales
  • Choosing the right method of sale for the property and market

The emerging stabilisation across some premium markets is encouraging, but it remains early and conditions can change quickly.
